Idaho Property Taxes: Reading Your Bill

Property tax confuses almost everyone who moves here, so here is the plain-English version of how Idaho's system works.

Assessed locally, every January

Idaho county assessors are required to value taxable property at market value as of January 1 each year, using recent sales of comparable properties. The county sets the value, and your town's and district's levy rates set the bill.

The homeowner's exemption

For an owner-occupied primary residence, the homeowner's exemption removes up to 50 percent of the assessed value, capped at $125,000, before the levy is applied. That is the single biggest thing that keeps owner-occupant bills lower.

What it usually looks like

Typical effective property tax rates in Ada County have historically run around half a percent (Idaho State Tax Commission, 2025 Average Property Tax Rates report: Ada County overall average ~0.64%, roughly $6.42 per $1,000 of taxable value), below the national median of roughly 1 percent (U.S. Census Bureau American Community Survey / Tax Foundation data, ~0.9%), though the exact rate depends on the town and its levies. That is why your bill can differ noticeably between two similar homes in different cities.

Your bill is town-specific, so ask us for the real recent bill on any home you are considering before you make an offer, and confirm current figures with the county assessor.
