Washington to Boise: The Home Equity Story

By Paul Knighton & Tina DeBoer, MORE Realty
Puget Sound with evergreen shorelines, layered Cascade foothills, and Mount Rainier in the distance

For a homeowner coming from Washington, the Boise decision is usually a math decision before it is a lifestyle decision. The numbers are compelling, and they deserve a straight answer.

The price gap

In late 2025 the median sale price in Seattle was around $854,000 (Northwest Multiple Listing Service, 2025 annual data: King County median ~$860K), versus roughly $540,000 in Boise (Intermountain MLS, year-end 2025 statistics: Ada County median ~$555K). Even after accounting for closing costs and the move itself, the equity you have built on the West side can often fund a Treasure Valley home outright, with room left over.

The tax trade

Washington has no state income tax, so Idaho's flat 5.3 percent rate (Idaho State Tax Commission, in effect for 2025 and 2026) is the honest trade you will weigh. Social Security benefits are exempt, and for most owners the lower Idaho property taxes and far lower home price offset the income tax. Sales tax is broadly comparable: Idaho's 6 percent state rate (Idaho State Tax Commission, in effect for 2025 and 2026) sits within the range of Washington's combined local rates, and groceries are taxed in both.

The lifestyle

Roughly 206 sunny days versus Seattle's 152, a river instead of saltwater, and the same outdoor reflex. Most transplants coming from Washington find the adjustment smaller than they feared, especially once the equity math is on paper.

Verify before you rely

Median prices: Seattle per the Northwest Multiple Listing Service (NWMLS) 2025 annual data (King County median ~$860K, homes and condos) and Boise per Intermountain MLS (IMLS) year-end 2025 statistics (Ada County median ~$555K); the figures in this article are approximations from late 2025. Income tax (5.3%) and sales tax (6%) per the Idaho State Tax Commission, in effect for 2025 and 2026. Sunny-day figures follow BestPlaces climate data, consistent with NOAA 1991-2020 normals.
